One of the aims of TMC is to use the best possible techniques to deliver a high quality development that is kind to the environment. These techniques will set new standards for housing developments in a number of ways, including:
Energy efficiency – All TMC homes are designed to be energy efficient and to cut the amount of pollution caused by each household by 20%. This is good for the environment and will help reduce people's fuel bills.
Landscape and Environment – Only a section of the TMC site will be built upon. The remaining green space, including Ketley playing fields, will be left to provide a valuable local amenity and wildlife area. Amongst the new homes there will also be large amounts of green space; including wildlife corridors, play areas and hundreds of trees planted.
Ecology – Important animals and habitats are being relocated within the site to ensure that they are not affected by building work and continue to flourish. TMC will also feature wildlife corridors, which enable animals to move from one area to another safely.
Waste Management – Local underground recycling bins and doorstep recycling collection will help TMC residents to recycle more of their waste.
Transport – TMC will help provide a realistic alternative to the car, including improved bus services, new footpaths and new cycle paths.
Quality Construction – TMC will use high quality, modern construction techniques to provide homes with fewer defects and that help to reduce household energy use. The layout of the homes will also be flexible; allowing them to be altered to meet the changing needs of the owners.
House design – All homes will use elegant, simple, contemporary design to create a prestigious housing development.
Shared streets – TMC will use trees, benches and car parking to help control the speed of cars and enable pedestrians and cyclists make use the streets safely.
Stewardship – TMC will be maintained by a dedicated management board, which will ensure the development is well maintained and a place where people want to live. Local people will be given a say in how their neighbourhood is managed.
Community facilities – TMC will deliver a range of new community facilities for local residents. These total £5.5 million and include a new school, community centre, play areas and improvements to local public transport.
Affordability – TMC will include 25% affordable homes, both offered as social rented and as part of shared equity schemes. All affordable homes will be designed and built to exactly the same standard as private homes and will be located across the development.
